We compare your property with similar rented properties in your area and can give you an accurate valuation within 24hrs. We have access to thousands of previous rents across the whole of Edinburgh.
Home Sweet Home offers an extensive property management service. We like to keep things simple so we can concentrate on the job in hand. We do not charge you for marketing or apply unexpected agency fees to your bills. In fact, we’ll have found you amazing tenants before you even pay us a penny!
We keep our pricing fair and simple by charging a flat rate of 10% of the monthly rent. We believe all the work we do should be covered by this 10%.
If your property hasn’t been let before we are able to do everything required to get the property to the market. We can advise you about the legalities of the industry and will manage any work required free of charge.
Once your property is ready to be marketed, we’ll advertise through Citylets, the biggest letting portal in Edinburgh.
When using Home Sweet Home, you can be assured your property is in good hands. Our focus on finding the best-suited tenants for your property cannot be understated. Our vetting process is very thorough, we check credit, employment and previous address references. All tenants are required to earn over 30 times the monthly rent.

Here’s a breakdown of the full service we offer to landlords:
- Pre-Market Checks
We spend time researching the area and your property type to establish the potential rent. During our first meeting we can note your requirements and discuss the legalities and certification required to rent your property. We will also provide more general advice to ensure you are able to realise the optimum rent.
- Marketing Your Property
Around 95% of tenants are found online. We maximise the exposure of your property by placing adverts with Edinburgh’s most successful web portals like Citylets. On average we find suitable tenants within 2 weeks. We will also refer properties to potential tenants who have registered to the Home Sweet Home database.
- Full Property Inventory
An inventory is an essential signed and dated document compiled prior to each tenancy. The inventory gives evidence of the condition of the property when a tenancy starts. Home Sweet Home has chosen Pinstripe Inventories to carry out all property inventories.

We take great care to ensure tenants are educated about your property. We compile a folder full of all instructions, photos and manuals needed for every property we manage.
- Tenant search and viewings
Finding the right tenants is, for us, the most important part of the property management process. Our vetting process is extremely thorough:
- All tenants will be required to pass a credit check and prove they can afford the rent
- We check references from current employers and previous landlords
- We reserve the right for landlords to have the final say on potential tenants
- Moving In Process
Once a move-in date has been agreed we walk through the moving in process with the tenants to make them feel at home from day one. We make sure all boxes are ticked:
- Organise the key hand over
- Collection of the deposit and first month’s rent
- Update the utilities
- Contact the council
- We’re on call to answer any queries the new tenants may have
We carry out regular inspections to ensure your property is being looked after. The first inspection is carried out around 6 weeks after the move in date. Inspections are then carried out routinely every 6 months. We communicate any corrective actions to both landlord and tenant.
- The End of Tenancy Process
Once we have notice of a tenancy coming to an end we’ll start the end of tenancy process. This begins with an inspection of the property, at which point we’ll remind the tenant of their responsibilities, and how best to go about them.
We know time spent on this process is worth every second. We’ll try and reduce the stress for all parties involved while making sure the property is in the best possible condition ready for the next tenant.
